HVCC - Home Valuation Code of Conduct


ValuFinders, Inc. was established in 1999 by a certified general appraiser.  Appraiser Independence has always been a high priority for ValuFinders and all services provided that include appraisals.  The Appraisal CONCIERGE has recently gone through system upgrades, which include fine-tuning the system components that already supported Appraiser Independence to make our system 100% HVCC Compliant.

Through The Appraisal CONCIERGE, orders are randomly assigned to an appraiser in our elite appraiser network, ensuring accurate, certified appraisals free of undue influence to best serve all parties involved in the loan process.  All correspondence is handled through the CONCIERGE to protect the lenders, brokers, and consumers.  Any correspondence that is conducted through our on-line internal communication system is archived for future reference and is accessible to all parties with log in abilities.

ValuFinders ensures the value of our process and our appraisals, backed by our Certificate of Appraiser Independence and HVCC Compliance that accompanies all randomly, uninfluenced selections of appraisers.  This industry-first certification serves as your assurances that the appraisal has been performed in accordance with HVCC and meets all requirements.

ValuFinders, Inc. (VFI) backs Housing Valuation Code of Conduct (HVCC) and Appraiser Independence through The Appraisal CONCIERGE:

  • VFI will not accept an order for valuation products from mortgage originator that violates the HVCC.

  • VFI will utilize its on-line systems for the random selection of certified, FHA approved providers for all transactions. All providers are from VFI’s appraiserConnect network of certified, FHA approved appraisers.

  • VFI will not accept an order for valuation products from mortgage originator that includes a request for a specific provider. VFI will not honor mortgage originator requests to assign work to specific providers.  VFI will not honor mortgage originators request to exclude any specific provider.

  • VFI will not support any other mortgage originator request of business practices that could result in provider influence.

  • All contact and/or communication with provider will be exclusively handled by VFI employees and the on-line internal communication system thereof.  Under no circumstances shall a mortgage originator communicate with a provider.

  • Compensation to the appraiser is made by VFI and is in no way dependent on appraisal value or loan closing.
